The cranes have continued, and those new apartments in Colorado Springs keep opening downtown with more on the way. In 2024, about 1,000 more units opened in downtown Colorado Springs, bringing the total to 1,800 new residential units added there since 2016. And nearly 650 more are expected to open in 2025. That translates to thousands more residents moving downtown to live, work and play in the heart of the city. And the new apartment options are providing more and more walkable access to urban dining, shopping, entertainment and close connectivity to Springs trails and outdoor access.
“Downtown is truly becoming a residential neighborhood, not just a district for 9-to-5 office jobs and late-night entertainment,” says Austin Bradley-Wilson, director of economic development at Downtown Partnership of Colorado Springs. “We’re seeing that most of these new residents highly value being in walking distance of literally hundreds of locally owned retail stores, restaurants and bars, cultural attractions, galleries and entertainment.”

Fiona
There’s been a lot of growth on the east side of the downtown core, or EaDo as locals call it. Restaurants like hot spot Night Ramen opened recently, adding to Mash Mechanix brewery, 1350 Distilling and tech business hub Catalyst Campus. It’s all in walking distance from Fiona, the new high-rise apartment property that draws inspiration from the beauty of Colorado Springs’ four distinct seasons.
Fiona’s modern design combines stylish interiors with top-tier amenities that include an indoor-outdoor fitness and wellness studio, a rooftop sky lounge with a fireplace and bar, and a pool and spa deck complete with fire pits and seating areas. For remote workers, co-working spaces provide both individual and group meeting areas. And pet owners can take advantage of a pet spa and outdoor dog run.

Resident Kelsee Swenn moved to the springs from Dallas and says she loves the amenities. “The two-story fitness center is incredible — and stocked with a mini fridge full of cold, eucalyptus scented towels, which I now never want to go without after a run,” she says. “Within the walls of my apartment, I love the kitchen. That’s what really sold me on the apartment. I cook nearly every day and love hosting dinner parties, so a good kitchen is really essential for me.”
She also hosts a monthly cookbook club in the collection of community spaces at Fiona. “I love having multiple places my friends and I can gather,” Swenn says.

Vim West

Vim opened its first building with 154 units in early 2023. Its second phase, Vim West, will add another 122 apartments to the property’s offerings and is expected to begin leasing right away. Vim has a vibrant aesthetic and some gorgeous views of downtown and the Front Range, including Pikes Peak and Cheyenne Mountain. The property capitalizes on that scenery with architectural details that include high ceilings, open floor plans and expansive windows that provide lots of natural light.
“Our rooftop deck is a favorite,” says Tracy Doherty, vice president of marketing and communications at Norwood Development Group. “With Instagram-worthy views of the city and mountains and the popular rooftop hot tub, it’s the perfect place to relax and recharge.”
Residents also enjoy access to two fully equipped fitness centers, yoga rooms, cozy coworking spaces perfect for remote work, a large courtyard with yard games, and a lobby fireplace in the round. Events, such as painting nights and an annual kickball game, encourage a sense of community.
